– Terms & Conditions

1. General Policy

1.1 Applicability
These Terms & Conditions govern all reservations, bookings, stays, and use of facilities at The Kabin Resort.

1.2 Acceptance of Terms
By making a reservation, payment, or staying at the resort, guests acknowledge and agree to comply with these Terms & Conditions, resort policies, rules, and regulations.

1.3 Right to Amend
The management reserves the right to amend, modify, or update these Terms & Conditions and resort policies at any time without prior notice.

1.4 Compliance
Guests are required to comply with all resort rules to ensure a safe, peaceful, and enjoyable environment for all guests.


2. Reservation & Booking Policy

2.1 Reservation Confirmation

  • All reservations are subject to room availability and management confirmation.
  • A reservation shall only be considered confirmed upon receipt of the required payment or deposit.
  • Guests are responsible for ensuring that all booking details provided are accurate and complete.
  • False, misleading, or incomplete information may result in cancellation without refund.

2.2 Group Reservations

  • Group bookings may be subject to additional terms and conditions.
  • Management reserves the right to request additional deposits or agreements for large group reservations.

2.3 Rights of Management
The resort reserves the right to refuse, cancel, or terminate any reservation or stay that:

  • Violates resort policies;
  • Causes disturbance to other guests;
  • Involves unlawful, dangerous, or inappropriate activities.

3. Cancellation, Refund & Amendment Policy

3.1 Cancellation & Refund

  • Cancellation requests must be submitted at least fourteen (14) days prior to the arrival date.
  • Cancellations made at least fourteen (14) days before arrival are eligible for a refund subject to a 50% cancellation charge based on the total booking amount.
  • No refund shall be provided for cancellations made less than fourteen (14) days prior to arrival.
  • For bookings secured with a 50% deposit payment, the deposit shall be automatically forfeited for cancellations made within fourteen (14) days prior to arrival.

3.2 Eligibility of Refund
Refund eligibility is subject to:

  • Compliance with the cancellation timeline stated above;
  • Verification and approval by resort management;
  • Applicable administrative or cancellation charges.

Refunds, where applicable, shall be processed within a reasonable processing period determined by the resort management.

3.3 Amendment / Postponement

  • One (1) amendment or postponement request is allowed without additional charges if requested more than fourteen (14) days before arrival.
  • A 30% administrative charge shall apply for:
    • Requests made less than fourteen (14) days prior to arrival; or
    • Any subsequent amendment request after the first approved amendment.
  • All amendments are subject to room availability and prevailing room rates.

3.4 Official Communication Channel
All cancellation, refund, amendment, postponement, or booking modification requests must be made in writing via:

Written communication shall serve as the official proof of request.

3.5 Promotional & Package Bookings
Unless otherwise stated:

  • Promotional rates;
  • Special offers; and
  • Full-board packages

are strictly non-refundable, non-cancellable, and non-amendable.

Guests are advised to review all applicable promotional terms before confirming reservations.


4. Payment Policy

4.1 Payment Methods
Accepted payment methods may include:

  • Online bank transfer
  • QR payment
  • Cash
  • Other approved payment methods by management

4.2 Payment Conditions

  • Full payment or required deposit must be completed before check-in unless otherwise approved by management.
  • Additional charges incurred during the stay must be settled before check-out.

5. Check-In & Check-Out Policy

5.1 Check-In

  • Standard check-in time: 3:00 PM
  • Early check-in is strictly subject to room availability and management approval.
  • Guests may be required to present valid identification for verification purposes during check-in.

5.2 Check-Out

  • Standard check-out time: 12:00 PM
  • Late check-out is subject to room availability and will incur additional charges of RM30 per hour.
  • Guests are required to return all resort property during check-out.

6. Security Deposit Policy

  • A refundable security deposit of RM50 (Cash Only) shall be collected upon check-in.
  • The security deposit shall be refunded upon satisfactory room inspection during check-out.
  • Management reserves the right to deduct charges for:
    • Damages;
    • Missing items;
    • Excessive cleaning; or
    • Violations of resort policies.

7. Swimming Pool Policy

7.1 Operating Hours
Swimming pool operating hours are from 7:00 AM to 10:00 PM daily.

7.2 Swimwear Requirements
Guests are only permitted to wear:

  • Proper swimming attire; or
  • Microfiber / jersey-type materials.

Cotton clothing, denim, jeans, or unsuitable materials are strictly prohibited.

7.3 Supervision
Children using the swimming pool must be supervised by a parent or guardian at all times.

7.4 Use at Own Risk
Guests use swimming pool facilities at their own discretion and risk.


8. Resort Rules & Regulations

8.1 General Resort Rules

  • Cooking is strictly prohibited within cabins and resort premises.
  • Pork-related products are strictly prohibited within the resort premises.
  • Maximum occupancy must strictly follow designated cabin capacity.
  • Additional guests exceeding occupancy limits will be charged RM50 per person.
  • Extra beds or mattresses are not allowed.
  • Non in-house guests are prohibited from entering guest cabins or using resort facilities.

8.2 Noise & Conduct

  • Loud music is not permitted after 12:00 AM (midnight).
  • Disruptive, noisy, unlawful, or dangerous behaviour is strictly prohibited.
  • Guests must conduct themselves respectfully and avoid disturbing other guests.

8.3 Cleanliness & Damages

  • Party poppers are strictly prohibited inside rooms or resort areas.
  • A RM100 cleaning fee shall apply for violations involving party poppers.
  • Guests are responsible for any loss, damage, or excessive cleaning caused during the stay.

8.4 Wildlife Safety Notice

  • Guests are advised not to leave food or belongings at balcony areas.
  • The resort shall not be responsible for disturbances, loss, or damages caused by wildlife.

9. Privacy Policy

9.1 Collection of Information
The resort may collect guest information including:

  • Name
  • Contact number
  • Email address
  • Booking details
  • Identification details for verification purposes

9.2 Use of Information
Guest information shall only be used for:

  • Reservation processing
  • Operational communication
  • Customer service purposes
  • Legal or regulatory compliance

9.3 Data Protection
Guest information shall be handled with reasonable care and in accordance with applicable Malaysian laws and privacy practices.


10. Liability & Safety Disclaimer

10.1 Personal Belongings
Guests are responsible for their own personal belongings during their stay.

10.2 Limitation of Liability
The resort shall not be liable for:

  • Loss, theft, or damage to personal property;
  • Injuries caused by guest negligence;
  • Natural occurrences;
  • Wildlife disturbances; or
  • Events beyond management control.

10.3 Emergency Situations
Guests are required to comply with all safety instructions and emergency procedures issued by resort management.


11. Governing Law & Dispute Resolution

11.1 Governing Law
These Terms & Conditions shall be governed and interpreted in accordance with the laws of Malaysia.

11.2 Dispute Resolution
Any dispute arising from reservations, stays, or use of resort facilities shall first be resolved amicably with resort management.

Where necessary, disputes shall fall under the jurisdiction of the relevant authorities and courts of Malaysia.


12. Rights of Management

The management reserves the right to:

  • Refuse entry or accommodation;
  • Remove guests violating resort policies;
  • Impose penalties or charges for damages or violations;
  • Amend policies without prior notice.
